As some of you prepare to list your home in January, I wanted to reach out today and talk about the importance of pricing your home correctly. Many people think they can get a better price than the home that sold across the street.

If you price your home accurately, it will sell faster and for more money. According to the Tucson MLS, homes that sell without a price adjustment sell within 33 days on the market at 98% of list price. Homes with just one price adjustment are on the market for 110 days and sell for 96% of list price.


Clearly, the Tucson MLS data reveals overpricing your house in our market will cause you to be on the market for three times as long and get you 2% less money. Pricing your home correctly the first time is the best way to be successful when selling your home.

Before you list your property, consult with a professional. Hire someone who understands the market, your neighborhood, and will price your house properly. This is extremely important!

The holiday season is finally here, and the weather here in Tucson has been wonderful. This is the time of year when a lot of people start wondering whether they should wait until the beginning of the year to list, or if they should put their home on the market now. 

In the next week or two, we will be seeing a lot of visitors coming to our area for the holidays. Homes are going to sell in this time frame and if yours isn’t on the market, you won’t be able to capture those buyers.


Many people do wait until after the holidays to list their homes. January is the #1 month in Tucson for new listings on the market. It can be very easy for your home to get lost in the shuffle when there are over 1,000 homes coming on the market. Listing it now means your home will sell faster and stand out more to buyers. 

The people that are out looking for a home to purchase during the holidays are usually highly motivated buyers, otherwise they wouldn’t be out looking until all the homes come on the market in January.

Today I wanted to update you on the luxury market here in Tucson. Any property that's valued over about $900,000 will qualify as a luxury property. This is a smaller section of our market, but I hope this information is still valuable to you.

  • Currently, the active listings are down by 19% since the beginning of the year
  • Our supply has been reduced to 13 months of inventory (down from 20 months at the beginning of 2015)


What does this mean for you? Well, the market is heating up and inventory is relatively low, so now is a good time to get your home on the market. You may be able to draw multiple offers on your home and increase your sale price through a bidding war.

It's June right now, which is a fantastic time to sell a home in Tucson. Today I'd like to speak to the home sellers in the area and let them know how to take advantage of this market.


Homes that are priced above $300K are seeing a buyer's market right now, meaning we have a lot of supply and not enough buyers to respond to the supply. This is great news for home buyers, but sellers will have to be strategic because buyers have the upper hand right now.

If you're trying to sell in this price range, I recommend speaking with a Realtor who knows your area and who can pinpoint an attractive price for your home. If you can price it right at market value, you have a chance to sell quickly and for top dollar.

Today I'd like to take a moment to speak about the recovering market we're seeing in Tucson. Traditionally, a market recovers from the bottom up, so that's what is happening right now.

We're currently in a very strong seller's market, which means there is very little supply for homes that are valued at less than $300,000.


This means if you're planning to buy a home, you need to be ready to pull the trigger. Competition will be stiff, and so you need to be pre-qualified if you want to have a good chance at getting a home. 

Overall, we're seeing a very strong seller's market if you're looking for homes that are valued under $300,000. If you're selling in that range, you can look to make top dollar right now.

Hey everyone, welcome back! I'm here to give you a mid-year market report for the Tuscon real estate market today, and I think you'll like what we've been seeing lately.

Our average sales price right now is $210,000, up 7% from 2014. Our active listings are sitting at a 4-month supply right now, which puts us in a pretty balanced market. 



The average days on market in Tuscon is trending downward, which is a good sign. We started the year at 70 days and are into the mid-60's now. 

If you're a seller, you can plan on selling your home within 60 days of being on the market if you list with us. With a good property that is priced correctly, it should be no problem!

If you are a buyer, you can expect to buy at a bit of a discount, as the average list-to-sale ratio in Tuscon is down to 95%.
