Hiring a Realtor When Buying Is a Smart Move

There are many great Tucson area homes for sale. Click here to perform a full home search, or if you're thinking of selling your home, click here for a FREE Home Price Evaluation so you know what buyers will pay for your home in today's market. You may also call us at 520-544-5555 for a FREE home buying or selling consultation to answer any of your real estate questions.

Today I want to specifically talk to home buyers who are thinking of buying a home as to why they need to consider hiring a Realtor when looking for a home, and what you should consider yourself when hiring a professional Realtor.

First, let’s talk about cost. When you hire us to assist you in buying a home, you are able to tap into our company’s 50+ years of experience, and it won’t cost you a dime. In Arizona, all Realtor expenses are paid for by the seller at closing. You have the opportunity to hire a professional at no cost to you.

Secondly, a buyer’s agent helps greatly with pricing. In our market, we can have houses that are in similar adjoining neighborhoods with differences in value of 10% to 15%. We can analyze the correct costs and can figure out what you should offer and how you can buy it.

Finally, real estate is becoming more complex by the year. There are so many forms, documents, and disclosures to complete, having a Realtor there to sort through them and make sure you’re not getting taken advantage of is a huge help.

Do you want to tap into our 50+ years of experience? We would love to help you through the process of buying a home. If you have any questions for us, give us a call or send us an email. We look forward to hearing from you!

Three Ways That Buyers Are Protected in Arizona

Arizona contracts are very sensitive towards buyers because they have three contingencies that would allow them not to proceed with the contract. Today we'll talk briefly about these contingencies.

The inspection contingency is important, and I would recommend an inspection every time that you buy or sell a home. In Arizona, sellers will provide you with a seller's disclosure statement, but that is just the seller's opinion of the home.

The appraisal contingency is another major one. This is not required if you're paying cash, but the bank will always want to run an appraisal to ensure that they're not lending you too much money. This is kind of a safety net to ensure that you don't overpay for a home.

The loan contingency is important because it protects buyers in the case that they are not able to proceed with a loan. If a buyer loses a job, suffers from a medical attack, or any other cataclysmic event occurs, the buyer is protected.

These are three ways that buyers are protected when they purchase a home in Arizona. If you need to buy in 2016, please don't hesitate to contact me. This is a great year to purchase because interest rates are only getting higher.
